Corona, CA: Corona massage therapist accused of raping client

San Bernardino County sheriff’s detectives arrested a Corona massage therapist accused of sexually assaulting a client in Chino Hills, authorities said Friday.

Marc Anthony Brown, 30, was arrested Tuesday on suspicion of sexual battery and rape with a foreign object.

Brown works at “various locations” as a massage therapist, and sheriff’s department officials said they suspect he may be involved in other assaults. Brown has been licensed by the state as a certified massage therapist since December, records show.

Chino Hills, CA: Oxnard ends deal with Big League Dreams

After six years of starts and stops, Oxnard has decided to turn out lights on Big League Dreams.

By unanimous vote, the Oxnard City Council agreed late Tuesday to sever its relationship with the Chino Hills firm to build out the final phase of Oxnard's 75-acre College Park with a complex of its replica sports fields and a restaurant.

A 2005 agreement expires next week, and the council instructed City Attorney Alan Holmberg to send notice of its decision not to extend the deal and seek a refund of a $400,000 license fee paid to the company.

Big League Dreams, which specializes in building scaled-down replicas of famous ballparks such as Boston's Fenway Park and New York's Yankee Stadium, was seeking an extension. Officials previously said the firm was eager to move forward with the Oxnard proposal.The move to kill the deal pleased several public speakers who raised concerns over construction costs, the replica concept and the city's proposed relationship with Big League Dreams, which would operate the ball fields and restaurant with a long-term lease. College Park already includes soccer fields, volleyball courts, a dog park and other amenities.

"It's time to end the relationship," Councilwoman Carmen Ramirez said.

The city owns the park land and now can develop it as a city project or seek another partner.

Holmberg cautioned that if council chose to abandon further negotiations with Big League Dreams, it could have to forego the $400,000 refundable license fee.

But the council was convinced it had satisfied its end of the deal, which required the city to make every "good faith" effort to get the deal approved and to secure financing to build it. The city could sell bonds or seek other debt financing, but otherwise the city did not have available funds to cover construction costs, city officials said.

Because parts of Oxnard's College Park were purchased by the city with federal grants, the city must get confirmation from the National Park Service that the Big League Dreams concept doesn't violate those terms. A Big League Dreams concept was submitted for review in 2008, generating several suggested changes.

No revised concepts has been submitted since then, officials said.

Chino Hills, CA: Man admits ramming stopped car, causing death

A Chino Hills man pleaded guilty Tuesday to vehicular manslaughter while intoxicated for ramming a BMW into a car that was stopped at a red light in January 2010, causing the death of an 18-year-old woman was sitting in the passenger seat.

Robert Charles Serrano, 37, now faces a potential 33-year prison term at his sentencing April 14 by Superior Court Judge Craig E. Robison.

Robison will hand down his sentence after he reviews a probation report and listens to victim-impact statements from friends and relatives of victim Corbin White, a graduate of Villa Park High School.

About a dozen of those supporters, including White's mother and father, watched Serrano plead guilty Tuesday. They sat in the courtroom gallery wearing purple – White's favorite color – and lapel pins with her photo.

She died from massive injuries at Western Medical Center several hours after Serrano raced the 2006 BMW sedan into the intersection of Main Street and MacArthur Boulevard shortly about 2 a.m. Jan. 3, 2010, and rammed into a 2006 Toyota Scion that was stopped at the red light.

The collision knocked the Scion into the intersection, where it was struck by oncoming traffic in a chain-reaction crash.

White, who worked at the Corner Bakery in Anaheim, died several hours later at Western Medical Center.

Serrano, who has two drunken driving convictions and an alcohol-related reckless driving, fled after the collision, leaving a friend injured in the passenger seat of the BMW, according to prosecutors.

He was arrested about 10 hours later at his mother's home in Fountain Valley.

Serrano also pleaded guilty to penalty-enhancing allegations for causing injuries to three people, including White's boyfriend, who was driving the Scion, and for leaving the scene. He also has a strike prior for a previous felony conviction for robbery.

Chino Hills, CA: Man who stole championship ring of former Dodger faces two years in prison

An Azusa man faces two years in state prison after pleading guilty to stealing a 1988 World Series ring belonging to former Dodger Jimmy Campanis, as well as other expensive jewelry at local golf courses, prosecutors said Tuesday.

Frank Jose Carrillo, 40, faces sentencing Feb. 17 before Commissioner Wade at Pomona Superior Court, said Jane Robison, spokeswoman for the Los Angeles County district attorney's office.

Carrillo pleaded guilty Dec. 13 to all six felony counts, including three counts of grand theft of personal property, one count of receiving stolen property and two counts of second-degree commercial burglary, Robison said.

The championship ring belonging to Campanis was stolen Nov. 15 while he was participating in a charity golf event in Chino Hills. La Verne Police officers arrested Carillo two days later. Investigators recovered the championship ring along with numerous Rolex watches, wallets and other items.

Carrillo admitted stealing the items from golf bags and golf carts between June 2009 and November 2010, prosecutors said.

Sears to shutter Great Indoors; Chino Hill's and 7 other locations.

Sears Holdings Corp. is closing its Great Indoors store in Schaumburg next year.
The store is one of seven slated to shut down on or around Feb. 4 due to “poor performance,” a company spokeswoman said. The list includes three stores in Las Vegas; Woodbridge, N.J., and Chino Hills, Calif.

The Hoffman Estate-based retail chain also is shutting down Sears Grand and Sears Essentials stores in American Fork, Utah; Clearwater, Fla., and Menomonee Falls, Wis.

Sears said last month it would close 12 stores on Jan. 31.

The Schaumburg Great Indoors store employed about 113 people. Sears closed its Deerfield Great Indoors location in 2005.

Sears is slated to report third-quarter earnings Dec. 2. In the second quarter, net income dropped 62% to $65 million, or 50 cents a share, from $173 million, or $1.15 a share, in the year-earlier period. Revenue declined to $11.8 billion from $12.3 billion.

Since hedge fund manager and Sears Chairman Edward Lampert merged Sears Roebuck & Co. and Kmart Corp. in 2005, many shareholders betted he would sell the company’s prime real estate. Instead, Mr. Lampert has been restructuring the business by dividing the company into five business types — including real estate.

“Most people would imagine that given the lack of overall performance of the chain, you would probably see him shutting down a larger number of stores and using that capital to invest in some of the emerging businesses,” says Love Goel, who tracks the retail industry as head of retail investment company Growth Ventures Group.

The Great Indoors store concept, the brainchild of then-CEO Arthur Martinez in 1998, offers high-end home décor and remodeling, competing against Home Depot Inc. and Target Corp. It eventually became a money-losing chain.

Sears will be left with about 12 of these stores after the latest round of closings.

Chino Hills Woman Woman who lost leg awarded $4.3M

A Southern California jury said a woman that lost her leg in a boating accident on Lake Havasu is entitled to $4.3 million.

The decision was reached Thursday in a West Valley Superior Court in Rancho Cucamonga, Calif.

The jury declared that Johnson Marine Supplies, Inc. was responsible for the Aug. 7, 2004 accident that cost Stacey Lowery of Chino Hills, Calif. her leg.

The accident occurred when Lowery’s husband attempted to put the boat in reverse but instead it went forward, crushing Lowery’s leg between the boat and a cement seawall. The leg had to be amputated.

The jury agreed with the Lowery’s contention that the boat had a retainer clip that was improperly installed.

Retail Buyers Pay Nearly $17M for 55,000 SF in Chino Hills, elsewhere.

Three buyers, all from Los Angeles, have acquired retail centers in Riverside and Victorville, CA in the Inland Empire, plus a center in Mesa, AZ, according to Hanley Investment Group Real Estate Advisors. Hanley, which represented the sellers in all three deals, reports that the properties total more than 55,000 sf and sold for an aggregate of more than $16.5 million.

In the Riverside transaction, Eric L. Werner of Hanley comments that the deal “was a challenging sale given the fact Coffee Bean & Tea Leaf announced during escrow that they would not be opening their store at this location.” Werner, who represented the seller of the 9,510-sf strip center at 1242 University Ave., says that even with the Coffee Bean & Tea Leaf situation, “The buyer liked the strength of the location, which is adjacent to UC Riverside.” The closing cap rate of 5.68% represents a near record for similar type product in Riverside County, he adds.

YKS Village LLC acquired the center, which is called University Village West, from 951 Dudes LLC of Irvine for $5.75 million. The property, occupied by seven tenants built in 2007, was 100% occupied at the time of sale. Coffee Bean & Tea Leaf was dark at the close of escrow and was committed to subleasing its space. The buyer was represented by Robert Lee of Coldwell Banker-Metro Realty in La Crescenta, CA.

In Victorville, Hanley's Cameron Rafati reports that the $3.85 million sale of a 5,939-sf multi-tenant strip center at 14213 7th St. required a 60% down payment and the assumption of an existing loan. Rafati, an associate at Hanley, comments that, “We overcame a tenant vacancy during escrow to help satisfy a 1033 exchange for the buyer and establish a record-breaking cap rate for a multi-tenant strip center in the area.”

Rafati and Jeremy S. McChesney of Hanley Investment Group represented seller MJK/7th and Greentree Real Estate Holding Co. LLC of Deerfield, IL. The five-tenant property, called Starbucks Retail Center, sold for a 5.8% cap rate.

Situated at the signalized intersection of Greentree Boulevard and Seventh Street, the center is leased to five tenants, was built in 2004 and was 100% occupied at the time of sale. The buyer, Helm LLC, was represented by Bill Bird of SC Properties, based in Chino Hills, CA.

The details of the recent sales illustrate that, “Transactions have become more challenging in recent months due to increased tenant vacancies at properties, especially during escrow,” observes Edward B. Hanley, president of Hanley Investment Group. However, he adds, “Despite an economic downturn and continued capital market challenges, we continue to close deals in today’s market.” Retail centers “remain one of the most viable investment alternatives in real estate and we are working with a significant pool of buyers with cash that are ready to purchase,” he adds.

Hanley and Carlos J. Lopez of Hanley Investment Group represented the seller in the Arizona deal, which was the sale of a 39,618-sf multi-tenant center for more than $6.97 million, at a 7.2% cap rate.

Known as Tableland Village II, the property is located at 1343 S. Gilbert Rd.d in Mesa, just south of the signalized intersection of Gilbert Road and Southern Avenue. Situated on 3.33 acres, Tableland Village II is leaseed to 12 tenants, was built in 1986 and was 93% occupied at the time of sale.

Lopez describes the property as a unique mix of office, medical and retail tenants that has historically been more than 90% occupied. The buyer was Cathedral Ocotillo LTD, an all-cash 1031 exchange buyer, which acquired the property from Tableland II LLC of Santa Ana, CA. The buyer was represented by Ron M. Pelleg of Los Angeles.

Seau carries Ruby Tuesday into San Bernardino; plans for Chino Hills and Temecula coming soon.

Having played 18 seasons in the National Football League, Junior Seau is used to going through training camp. But his training camp for Ruby Tuesday, while not physical, definitely was hard work for Seau.

"There was a lot to learn," said Seau on the eve of the grand opening of his restaurant at 996 Hospitality Ave. in San Bernardino. "I had to go to Nashville, which as a San Diego guy, isn't the most fun. But it's the price of doing things right and being a success."

Seau, a surefire Hall of Fame linebacker who has played for the San Diego Chargers, Miami Dolphins and, most recently, the Super Bowl-runner up New England Patriots, has combined with a group of investors to open a Ruby Tuesday in San Bernardino, the first of seven he hopes to open in the Inland Empire in the next 16 months.

While the restaurant, at the eastern end of Restaurant Row in San Bernardino, officially opens to the public at 4:30 p.m. today, a ribbon-cutting ceremony was held Tuesday, with the restaurant hosting several luminaries in the San Bernardino community.

One of those was San Bernardino mayor Pat Morris, who felt honored that his city was chosen by Seau as the launching point for Ruby Tuesday's campaign in the Inland Empire.

"Being affiliated with a person like Junior Seau means a lot to this community," Morris said. "Junior Seau stands out by himself as far as NFL players go. He's is above his peers, a legend. He does a great deal in the community for young people with The Junior Seau Foundation and we are looking forward to having him be a part of ours."

Seau and his investment group - which includes Ted Davenport, Jeff Howie, Scott Rodi, Scott Nunokawa, Rick Nakashima and Ken Nascimento - has plans for additional Ruby Tuesdays in Chino Hills, Fontana, Temecula, Hemet, Menefee and Wildomar, eventually expanding the brand to 20 restaurants ranging from the Inland Empire to Seau's hometown of San Diego.

Seau mentioned Chino Hills and Temecula as the likely launching points for his next two restaurants, but said that was subject to change due to various factors.

As for why his group chose to launch in San Bernardino, Seau said that the city did everything possible to make the process as easy as painless as possible.

"This is something that's been two years in the making," Seau said.

"San Bernardino has been extremely cooperative and extremely excited about this venture and it is a perfect place to start things off."

Seau, who has been working out religiously but is still up in the air about playing a 19 th NFL season, isn't just an athlete looking to haphazardly put his name on a new product. He has already excelled in the restaurant business, opening the wildly successful sports bar "Seau's" in 1996.

"I took out 52,000 square feet in Mission Valley 13 years ago and people said I was crazy," Seau said. "They said it couldn't be done and that I wouldn't be able to pull it off. Thirteen years later it's still going and it's the most successful sports bar in San Diego."

That success is something Seau hopes to build on with Ruby Tuesday, as he hopes his entrepreneurial success will match the success he had as a 12-time Pro Bowler on the gridiron.

"This is what I want to do with my post-football career," Seau said.

"I have to keep busy and I put everything in what I'm doing. I like restaurants because I like to deal with people and provide them a service. Restaurants are one of the best ways to do that."

SAN BERNARDINO COUNTY, Calif. -- A strong earthquake has shaken Southern California. The late Tuesday morning jolt was felt from Los Angeles to San Diego, and slightly in Las Vegas. It struck shortly after 11:30 a.m.

Preliminary information from the U.S. Geological Survey estimated the quake at magnitude 5.8, centered 29 miles east-southeast of downtown Los Angeles near Chino Hills.

Jacuzzi Signs for New HQ at Opus Project in Chino Hills

Jacuzzi Brands Corp. has signed a lease with developer Opus West to relocate the corporation's headquarters into 30,813 sf at the Irvine-based developer's new Shoppes at Chino Hills office space in Chino Hills. The six-year office lease is one of the largest ever signed in the Chino Valley.
Jacuzzi's space will be in the office portion of the 750,000-sf master-planned Shoppes at Chino Hills project, a lifestyle center that will incorporate retail, office and a new civic center in Chino Hills. The hot tub maker is slated to occupy the space in August in a relocation of its world headquarters from nearby Chino to the second level of the Shoppes project.

The Jacuzzi headquarters will sit atop retailers. It will include a luxury showroom, a private entry, operable windows, a balcony overlooking the Chino Valley and immediate access to more than 70 retailers set to open their doors in May 23, according to Jeff Hill, vice president of real estate development at Opus West.

Taylor Ing and Michael Day of CB Richard Ellis represented both Opus West and Jacuzzi. The Opus West project was designed by architect Altoon+Porter and is situated on 50 acres. It will feature a 400,000-sf regional center, 60,000 sf of office space built over retail, 250 units of housing, a new civic center, a community library and a police station.

The overall concept of the 750,000-sf master plan is to create a downtown that includes outdoor shopping along landscaped streets, allowing parking adjacent to stores. One component of the site will be designed as a pedestrian-only promenade with shaded seating areas and fountains.

Opus West cites a number of factors driving the demand for the center, including a growing Chino Hills population, housing density and upscale demographics that have attracted 50 retailers and restaurants to the Shoppes at Chino Hills.

In addition to Jacuzzi, the tenant roster includes H&M, Barnes & Noble, Banana Republic,, Trader Joe’s,, American Eagle Outfitters, Lululemon Athletica, Sunglass Hut, Jos A. Bank, Gymboree, the Walking Co., Active, Pinkberry,, Aveda Salon, J. Jill, PacSun, Chico’s, White HouseBlack Market, New York & Co., Ann Taylor Loft, Victoria’s Secret, Bath & Body Works and others.

Restaurants include the Yard House, P.F. Chang’s China Bistro, California Pizza Kitchen and Wood Ranch BBQ & Grill.
